Knowing an address is valid is only half the story. Knowing what's happening at that address can be the difference between catching fraud and shipping a box of smartphones straight into a scammer's hands.
That's why we're excited to announce a new result code in Address Object: AS28—Address Listed for Sale. When Address Object verifies a U.S. address that is currently on the market, it will now return AS28 alongside your existing result codes automatically, with no changes required to your integration.
Why Listing Status Matters for Fraud Prevention
Properties in transition are a favorite target for fraudsters. Homes that are listed for sale see a steady stream of agents, inspectors, movers and prospective buyers—so much foot traffic that neighbors tend to tune it out. That makes these addresses ideal drop points for shipping high value, easily resold goods like smartphones, jewelry and gift cards.
With AS28, you get an instant signal that an address deserves a second look before you approve an order, open an account or ship merchandise. Combined with the rest of the Address Object result codes, it's one more layer of intelligence that helps you separate legitimate customers from bad actors.
How It Works
-
-
Automatic delivery: AS28 appears in the standard result code output whenever a verified address is currently listed for sale. No new fields to parse, no integration updates needed.
-
Short description: Address listed for sale.
-
Long description: The address is currently listed for sale, indicating a potential fraud risk.
-
Proprietary data source: Our listing data doesn't rely on MLS feeds. It comes from a proprietary listing source through one of our trusted data partners.
-
Fresh data: Listing data is updated weekly, so the signal reflects current market activity.
Beyond Fraud Prevention
While fraud risk is the primary signal, knowing an address is on the market is valuable across many industries:
-
-
Insurance: A listed property signals a change in occupancy and ownership on the horizon, an ideal trigger for reassessing risk or reaching out to policyholders before they shop for new coverage.
-
Lending: A loan or HELOC application on a property that's actively listed can indicate occupancy misrepresentation or a borrower extracting equity ahead of a sale, while listings across your portfolio help identify refinance flight risk.
-
Marketing: A home listing is one of the strongest life-event triggers available. Households in transition spend heavily on furniture, insurance, utilities and home services, making AS28 a timely signal for reaching customers at the moment of a move.

Look for listing information to surface on additional Lookups pages as we finalize the display.
Coming Soon
We're just getting started with listing intelligence:
-
-
AS28 in the Web Services: As the updated Address Object rolls out to our servers, our address web services will begin returning AS28 as well, bringing the same fraud signal to cloud-based integrations.
-
New Property Listing Endpoint: A new endpoint in the Property Web Service family will let you pass in a Melissa Address Key (MAK) and receive the full set of listing data—the same details available on the Lookups page. For Address Object customers who see an AS28 result and want the full story behind it, this endpoint will be the path to complete listing data.
